Removing and replacing the roof structure is a complete waste of money. It will add zero value to the house. Build a garage instead.

What do you mean about the front being too high? It looks too low in your drawing.

I didnt know how to add a window to the dormer in the software I am learning on. In the drawing the pitch is 6/12, you say this looks too low?

As far as the construction I am quoted just on the framing and having it ready for drywall. I am capable of the rest. He wants 16K for the L structure with porch and no roof pitch change, an extra 12K will get me a whole new roof framed with attic trusses as well as vaulted in the living room, which is 20x22.

So I can get this whole addition framed up and ready for finishing for 28K.

Also as far as value added for changing the pitch that value will come in the form of us being happy with the curb appeal of the house. Besides at 58 ft plus 8ft for the side bump out we are at 66ft length. Add a garage at 24ft and we have a 90ft long house with a very low pitch. I just didn't think that would look good and would actually hurt a sale in the distant future.

Do you have any thing to add to this please? And thanks so far for your words. Also instead of just criticizing, do you have anything positive to add?

Wow is right.

I just love how some people react when called out.

You forgot to mention that you also said, "Also instead of just criticizing, do you have anything positive to add?"

It's also more than humorous that you have money to burn on ripping off and replacing a perfectly good roof structure for no reason.

More money than sense? Yep.
