I'm working on a site which could benefit from having an enclosed residential garage over a living space within the same concrete house...
The site slopes steeply (1:3) down from the road and in order to reduce mass held by the retaining wall I'd like to incorporate part of the house within the retaining wall – which would mean part of the living space would lie beneath the parked cars.
Does anyone know of examples where this has been done?
Are there any unusual precautions to take, for safety, structure, carbon monoxide, live loads, etc...?
Any help would be appreciated, thanks!

Not really.
Double loaded, dead-end aisle, open parking garage with elevator at one end.
Elevator goes down to a single-loaded corridor to serve beach level (3 plats and 1 2-story) and up to grade where six 2-story upside-down units have exterior entries @ mid-story.
The right side (looking from the beach) has street-level commercial/retail with a partial walk-out basement and a couple of apartments above.
The commercial/retail was intended to accomodate a restaurant with a basement bar and another tenant or two, but I believe that Belmont Brewing has been occupied the entire space since day one. http://www.belmontbrewing.com/

| In Los Angeles, Orange County, and San Francisco are many hillside homes with the garage at street level and the living quarters below. Your main concern is to obtain a good geo-soils evaluation to design the proper foundation, 1:3 slope is not to bad, the quality of the soils is critical and the most important concern. Usually caisson foundations anchored in rock are used in this kind of structure. |

Def. need a c.o. detector in living spaces with a car garage above or below, you can get the combo c.o./smoke detectors.
