Dear Friends and Neighbors,

Three quick things. First, a reminder about our annual neighborhood picnic on Sunday:

Second, big news today, we won a denial of the Dillard Heights PUD! Congratulations to VIEW, Friends of Eugene, all of Southeast Neighbors, our consultants, and attorneys! Lisa Warnes deserves special credit for great work coordinating the process, supporting many different people in contributing their own ideas, feelings, and expertise. What a great win for our neighborhood!

Here's the summary paragraph of the 58 page hearings official decision:

"Based on the available information and materials in the
record, and the findings contained in this report, the
Hearings Official DENIES this application. As noted in the
above findings and conclusions, this denial is based
principally on the applicant failing to demonstrate why this
proposal maximizes preservation of open space and
vegetation, and failing to demonstrate that mitigation for
the soil conditions would not require changes to the roads,
lot pattern, individual lots, dwelling sizes or shape,
retaining walls, cuts and fills, utilities, conservation
tract locations or size, tree preservation, stormwater
management systems, etc."

Last, but not least, I'm still looking for a couple of sturdy helpers for Sunday morning to help grade in the Canyon Drive Headwaters Trail at the new bridge (which we're putting up Saturday!).

Please RSVP if you think you can join us, by email to "matthews@artifice.com". All volunteers welcome!

Directions to work site:
Go to the end of Canyon Drive, a short gravel lane heading south off Martin. Then bypass the short fence blocking the built-up gravel trail, and follow the path into the woods. If you don't see us there already, the bridge site is less than 100 yards into the woods.

Wear sturdy shoes and bring work gloves if you can. We'll provide shovels, rakes, power wheelbarrows, and all the fixings.

Look forward to seeing some of you there Sunday morning - and lots and lots of you on Sunday afternoon!!
