While we were focusing on the South Park threat, LUCU, the Natural Resources Study, the proposed Residential Transition Zone, etc., etc., another PUD development proposal has been winding its way through the system:

Location: North of East 43rd Avenue, south of Sunridge Drive, east of North Shasta Loop, west of Spring Knoll Drive

Request: Approval for a tentative plan for a PUD to create 10 lots with a public street and a private street and to provide open space.

Some personal comments:

- I am not clear yet on the standing of this proposal, since it is for a "tentative plan for a PUD" without all the parts defined. It is not clear that such a thing actually exists under the current code.

- The development proposed is relatively small - although that is obscured by the incompleteness of the "tentative" proposal.

- There appear to be significant conflicts with open waterway and wetlands areas that are not fully defined, and unresolved in terms of implications and/or mitigation in current plan.

Overall, I am uneasy both about this development, and about the process it seems to be going through.

- More analysis is called for, and it would be great to connect with neighbors who know the site more intimately. Does anyone on the board know neighbors nearby to this development?

If you have any thoughts or contributions, please let me know ASAP. I'm planning to say something at least at the hearing Wednesday night.
